Selling to Cash Buyers
Looking to sell house to a cash buyer / investor to avoid doing any repairs that are needed. Realistically what should I be expecting?
Houses (3 bed, 2 bath, 1700 sqft) in my area have been selling for 300-325k. My home needs a little foundation work done and just general improvements like bathrooms, kitchen modernization, paint inside outside, windows etc. First company spent about 5 mins looking at the house and came back with about 45-55 in repairs and offered 145k. So for grins let’s say 55 in repairs so 200k in…which leaves a potential 100-125 to profit from. I know it’s about reducing risk as much as possible and turning a profit but that seems a bit excessive to me. Is that wrong? I’m getting others to come out and give quotes to compare. Hoping that guy was just low balling. I personally was hoping to be more in the 175-185k range. That should still leave plenty on the table for a cash buyer / flipper to made a decent profit.
