How do I get started?

Have about 250k liquid. Found a few “good” deals at 1% of price = monthly rent, while putting down 20% (prices are 400-500k for triplexes, can buy about 3 diff properties). Not sure if I just throw this money into stocks (I’m up 15% YTD already, Tesla is up 60% in 3 weeks…) or bother diving into the real estate market. Worried about tenants not paying, or housing market going down, or rents cooling, or the amount of headaches that may come…

Was also considering buying a 15 unit property (rents are about $500-600 in the area) for 1M with 20% down and just giving it to a PM company

Also started looking into commercial NNN, but those seem more complicated and riskier considering tenants don’t renew a lease after their term… and usually these NNN only have a 6-8 cap.
