If I build it, will they come????

I own 5 acres 70 miles north east of Houston. I am building an outdoor off-road track for myself currently. What are the odds of people from Houston (70 miles), Beaumont (50 miles), and surrounding areas coming to the track? Goal would be to have the big track, dirt oval, rock crawling course, and possibly a rally course through the pine trees. Would also have pits inside of metal conex buildings, and a small store front for parts. Any input would be appreciated!
