Are these lease policies normal for Jersey City
Hi all,
We’re moving from a luxury building in Manhattan to a new, low-rise rental in Jersey City (DVORA), and some clauses in the lease seem really strange to us.
Here’s what we’re wondering:
- Repairs and Maintenance: The lease says tenants are responsible for “all minor repairs and replacements, whatever the cause.” This includes things like plumbing issues and replacing lightbulbs. In a rental, we’d expect the building to handle repairs for things like a broken washer/dryer or other appliances since it belongs to them. Having to pay for a repairman or plumber ourselves in a rental feels absurd. Is this typical here?
- Guest Policy: There’s a rule limiting us to 6 guests in the apartment at any time. Is this actually enforced, or just a formality? It's a very large apartment with a private roof and we certainly plan on having more than 6 people over, lol.
For context, the building seems mid to high-end, but we’re definitely not seeing the same level of service as our Manhattan building. Just wondering if this is the norm or if we should push back on some of these clauses before signing.

UPDATE: Thanks so much for the warnings about DVORA. Now I'm seeing all the horror stories online. We will not be signing the lease.
