Is this a rental scam? Need advice!

Hi everyone,

I’m moving to Munich soon for my Master's at LMU, and I’ve been looking for an apartment. I came across a listing that sounds almost too good to be true, and I’m wondering if this might be a scam. Here are the details I received from the landlord:

Monthly Rent: €400 (inclusive of all utility bills — water, electricity, gas, internet, heating, air conditioner, and sewage)

Refundable Security Deposit: €900 (refunded after the stay)

Viewing: Only virtual via a video tour, which was shared through a Dropbox link

Reservation Process: Requires a contract drafted by a lawyer, and it’s on a "first come, first serve" basis due to high demand

The person said they can’t guarantee the apartment unless I commit quickly because of high demand. It sounds a bit suspicious to me — especially the low rent for Munich and the urgency to commit without an in-person visit. Has anyone dealt with something similar or can give me advice on how to spot a scam?

Thanks in advance!
