Fair Oaks vs Folsom for single mom?

I found a sweet little (LITTLE) house on a big undeveloped lot in Fair Oaks. I like the chill vibe of the town and this spot is pretty walkable. I’m also into birds/nature/gardening so I’m psyched about the yard.

There’s another house available in my budget right now in Folsom that’s also walkable and, well, you can’t beat the Folsom Public Schools. I like the house a lot less but I’m wondering if the Folsom location just trumps everything.

I have a young child so very keen to get her set up somewhere to stay and go to school for the next 18 years.
