Clayton homes financing

Hello, my wife and I are looking into a Clayton home. We are in the process of buying the land but need some questions answered about what they will finance into the loan itself. We will need to have a well drilled and a septic system installed. We are hoping that we can roll those two things into the loan and not have to put out of pocket for them. Any help is appreciated.
