Which Seattle Property?

Visiting Seattle for the first time this summer with my wife & 2 kids (12 & 8). I really hate to brag but we have Honors Gold status. We are likely doing a 5th night free points stay but would consider paying cash if prices drop from where they currently are.

We are going to hit all the normal tourist spots you would normally do in Seattle along with Death Cab For Cutie concert at Climate Pledge Arena and a Mariners game.

Was hoping for insights on a few of the properties, I've narrowed it down to:

Charter/Curio: leading my list right now. I like boutique-y properties, especially after what feels like years of mostly mid tier stays because of the kids. The location seems good as well.

Embassy Suites: on the list because of their rave reviews on Tripadvisor, it looks like a nicer property for an ES, and the usual family fallback position of having more space/seperate living room area. Always nice to know everyone's breakfast is free.

Sound/Tapestry also seems like my vibe and has nice sized rooms. Not knowing Seattle, I was wondering if its location is a plus or a minus. When visiting cities, I like to be closer to \ less touristy/more residential areas where the restaurants are usually much better on the bang for the buck scale. I get a sense that the neighborhood is a live/work area but public transit may be a bit more inconveniently located vs the downtown spots.

The Motif sounds a little more run down than the rest and isn't significantly cheaper, especially when using points. So, I removed it from consideration.
